Condition (Engineering) Assessments
AEC's
Property Condition Assessment services are performed in general
accordance with the
ASTM
E2018-99 “Standard Guide for Property Condition Assessments: Baseline
Property Condition Assessment Process”. The engineer/architect
performing AEC’s Property Condition Assessments (PCAs) has conducted
surveys in a wide variety of property and building types. PCAs include a
visit to the property with observations of the Site and associated
structures/improvements, reviews of available current or former
plans/maintenance documents, and interviews with site personnel.
Property grounds, building exteriors and interiors of common-use areas,
and any office areas are tyically included in the site survey. The
following design systems are surveyed:
•
Site and Grounds - Pavement, Parking, Curbs, Loading Docks, Walks,
Landscaping, Irrigation, Site Drainage, Exterior Lighting, Walls,
Fencing/Railing, Signage and Exterior Amenities.

Structural Systems - Foundations and Structural Framing of Walls,
Columns, Intermediate Floors and Roofs.
•
Building Envelope - Roofing Systems, Exterior Finishes, Stairs and
Steps, Exterior Doors and Windows.
•
Interior
Building
Components - Interior Finishes of Common Areas and Interior Finishes
of Lease Units. Condition of soft goods will not be assessed.
•
Mechanical Systems – Property-owned Electrical,
Heating/Ventilating/Air Conditioning, Plumbing and Conveyance Systems.
•
Safety and Code Compliance – Life Safety, Fire Suppression
Systems, and General Visual Review of Accessibility to Disabled Persons
to include Accessible Exterior and Interior Routes, Doors and Common
Toilet Facilities. We will also contact the local building and
fire departments to identify any currently outstanding building or fire
code violations at the property.
Based
on the site survey and associated research, preliminary cost estimates
are developed for each recommended repair/maintenance item, and each
recommended item is classified Immediate Repair Needs (necessary within
one year), or Physical Needs Over the Term (items requiring work over a
client-specified number of years).
