Tenant Environmental Surveys 

AEC’s Tenant Survey Services have been developed and implemented with institutional investors and property managers in mind to identify and regularly monitor property use activities that can cause adverse environmental with resulting financial ramifications.  

The Tenant Environmental Survey involves the following set of activities:

  • Inspection of facility usage when new tenant takes occupancy to establish baseline conditions  

  •  Evaluation of tenant Emergency Response Plan, MSDS sheets, and/or chemical usage/handling

  •  Periodic audits during the lease term (frequency determined by the level of risk of the tenant)

  •  Exit audit prior to the end of the lease term  

The Tenant Environmental Survey may also include asbestos and/or lead surveys and can also be performed in conjunction with a comprehensive compliance audit.  The Tenant Environmental Survey is designed to be a proactive approach to minimize the risk of impact to a property from a hazardous substance release to soil, water, and air through the regular review and evaluation of potential sources.
