Real Estate Due Diligence
AEC's in-house staff possesses the regulatory knowledge, technical skills, and project management expertise required to identify and minimize environmental risks during real estate transactions and to help our clients select effective solutions to any environmental issues they may encounter on projects ranging from vacant land to heavy industrial facilities.
We have extensive experience conducting and managing environmental due diligence for private clients, banks and government agencies all over the country. Our employees are trained to complete Phase I investigations in accordance with ASTM E1527-13 and 40 CFR 312 (EPA’s All Appropriate Inquiry (AAI) regulation); Freddie Mac, Fannie Mae DUS and HUD Guidelines as well as a range of client specific requirements. We understand the difference between providing due diligence for lenders, sellers, and buyers and keep our clients informed of potential complications with open dialogue at every step.
Environmental Consulting and Remediation
AEC's staff includes Professional Geologists (PG), NJ Licensed Site Remediation Professionals (LSRP), Professional Engineers (PE), soil scientists, hydrogeologists, industrial hygienists, and biologists who possess the regulatory knowledge, technical skills, and project management proficiency required to effectively and efficiently plan and implement a wide variety of remedial designs and regulatory responses and best management practices. Our areas of expertise include the design and implementation of a wide variety of corrective action technologies and methods for remediation as well as understanding diverse industrial processes to develop and maintain best management practices to prevent the need for remediation in the first place.
AEC's professional staff have successfully designed and implemented remedial activities for soil, groundwater, and soil vapor contamination in settings ranging from agricultural lots to dense urban centers throughout the United States. We have also successfully negotiated on our client's behalf with local, state, and federal regulators to reduce cost and lost time factors on an assortment of projects.

AEC's Building Sciences practice is thriving based on our staff’s ability to complete thorough and cost-effective analyses of building conditions seen through the lens of real-world experience. Our professional assessments give our clients the tools they need to realistically evaluate operational and redevelopment costs. Our multi disciplinary team is experienced in all manner of building assessments from AHERA inspections for Asbestos Containing Building Materials to Property Condition Assessments (PCA) to ADA Compliance Audits. Our pre-acquisition and pre-occupancy inspections provide prospective purchasers and lenders information to identify current and immediate property deficiencies, life/safety issues, deferred maintenance, and anticipated long-term expenditures.
AEC's professional staff has completed building assessments inspections for properties ranging from single-tenant commercial out-parcels to multi-million-square-foot enclosed shopping malls throughout the United States. We have experience completing projects required by and/or to the standards of the US Department of Housing and Urban Development (HUD), US Small Business Administration (SBA), Fannie Mae, Freddie Mac, and various State and local development authorities.
